Concrete Pool Types We Build

Concrete pools offer design flexibility in shape, size and finish. The types we build include:

Custom concrete pools are designed to suit the individual property.

Concrete family pools are designed with family use in mind.

Concrete geometric pools use straight lines and regular shapes.

Concrete lap pools are long, narrow pools built for swimming laps. Pool length can be limited where a mine subsidence guideline applies to the property, as covered in the site conditions section below.

Concrete compact pools are smaller concrete pools.

Plunge pools are small pools built for a quick dip rather than swimming.

Mayfield Site Conditions That Can Affect Pool Design

Mayfield has individually listed heritage items, with Mayfield dwellings added to Council's heritage schedule as recently as 2025, and parts of Mayfield fall within the Newcastle Mine Subsidence District. Mayfield's housing mix also differs from the NSW average (2021 Census), so space and access form part of our assessment. We check these conditions for each property, and the details follow below.

Every project begins with a site assessment where we evaluate your backyard's topography and existing landscaping. Some Mayfield properties are also subject to specific planning controls, which we cover in the sections below.

These conditions are property-specific, and we check them for each property before design begins.

Mine Subsidence District Checks

Parts of Mayfield fall within the Newcastle Mine Subsidence District, as mapped by Subsidence Advisory NSW. We check whether each property is in the district.

Pools on properties within a Mine Subsidence District fall under Subsidence Advisory NSW's approval framework. The Surface Development Guideline assigned to the property decides whether a concrete pool can proceed as complying development. It also sets any limits on pool length or wet edges.

Guidelines differ. Guideline 3 permits concrete pools. Guidelines 1A and 3A do not permit concrete swimming pools as complying development. Guideline 4 requires any wet or infinity edge to be adjustable, with sufficient freeboard, and compliant applications under it are assessed by Subsidence Advisory.

As one example, Guideline 6 covers properties likely to be undermined in future. It permits concrete inground pools up to 12 m long, with no wet-edge designs. Compliant applications under Guideline 6 can be assessed by Subsidence Advisory, the council or a registered certifier.

Who assesses a compliant application depends on the property's assigned guideline. Proposals that do not comply with the assigned guideline can be assessed under Subsidence Advisory's Merit Assessment Policy.

The assigned guideline affects concrete pool design and custom concrete pools. It also affects whether a concrete infinity edge pool or a longer concrete lap pool is feasible. Guidelines are subject to change.

Property Flood Status

In Newcastle, a property affected by the Probable Maximum Flood on Council's flood maps is classified as flood affected. Controls under Council's Flood Management DCP can then apply. Owners can apply to City of Newcastle for a Flood Certificate to confirm a property's status.

Where flood controls apply, they can affect concrete pool excavation and grading. That is why we check flood status as part of our site assessment.

Individually Listed Heritage Items

Mayfield has individually listed heritage items. Properties that are heritage items, or near one, may face heritage controls that affect concrete pool design.

In 2025, City of Newcastle added Mayfield dwellings to the local heritage schedule (Newcastle LEP 2012, Schedule 5). Council planning documents also note several heritage items near the Mayfield local centre. We check the heritage status of a property, and of any items near it, before design begins.

Acid Sulfate Soil Checks

NSW planning maps classify acid sulfate soils into classes based on how likely they are to occur and at what depth. We check the classification for each property as part of our site assessment, because it matters for pool excavation depth.

Housing Mix and Pool Size

Mayfield is mostly detached houses. At the 2021 Census, 17.3% of occupied dwellings in Mayfield were semi-detached, row, terrace or townhouse dwellings, compared with 11.7% for NSW. The same Census found that 12.5% of Mayfield dwellings had four or more bedrooms, compared with 33.9% for NSW, and the average was 2.7 bedrooms per dwelling, compared with 3.1 for NSW. Where space or access is limited, concrete compact pools, plunge pools and tight access pool excavation are available options.

New Pool Construction & Installation

Our pool building services in Mayfield NSW cover new pool installation, beginning with a detailed site survey of your property. We then develop a custom design, followed by excavation and construction of your concrete pool.

A pool needs approval, and the approval route and agencies depend on the property. Approval comes from Council or a certifier, depending on whether the proposal is complying development. Where the property is in a Mine Subsidence District, the pool falls under Subsidence Advisory NSW's approval framework, and who assesses it depends on the property's assigned guideline. Proposals that do not comply with that guideline can go through Subsidence Advisory's merit assessment.

Pool Renovations & Upgrades

FAQ About Pool Builders in Mayfield NSW

What are the building rules for a pool in NSW?

Since 2013, all swimming pools in NSW must be registered on the NSW Swimming Pools Register, no matter when they were installed. The owner must make sure the pool is surrounded at all times by a complying child-resistant barrier. These rules apply state-wide.

A pool also needs approval. The route, through Council or a certifier, and the agencies involved depend on the property. Where the property is in a Mine Subsidence District, Subsidence Advisory NSW's approval framework applies, and who assesses the pool depends on the property's assigned guideline. In Mayfield, properties that are individually listed heritage items, or near one, may face heritage controls.

How long does pool construction take in Mayfield NSW?

Timing depends on the complexity of your design, the approvals your property requires and the site conditions identified during our assessment. Approvals can include Subsidence Advisory NSW where this applies to your property. We discuss a timeframe with you for your specific project.

Which concrete pool options suit Mayfield properties?

The right option depends on property-specific checks. If the property is in a Mine Subsidence District, its assigned guideline can limit concrete pool options. For example, Guideline 6 limits pools to 12 m long and does not allow wet edges, while Guideline 4 requires any wet or infinity edge to be adjustable. This shapes concrete pool design and whether a concrete infinity edge pool is feasible. Where space or access is limited, concrete compact pools, plunge pools and tight access pool excavation are options. We also check each property's flood status and acid sulfate soil classification. Where controls apply, they affect concrete pool excavation and grading.
